BRACKEN HOUSE TERMS AND CONDITIONS
We are looking forward to welcoming you to Bracken House here in lovely North Devon. When you make your booking you are entering into a simple agreement with us. Please read our terms and conditions of your booking.
ARRIVALS AND DEPARTURES:Check in is available from 3.30pm - 9pm on the day of arrival,Check-in times outside of those specified must be confirmed with us, prior to your arrival date. We ask that you please vacate your room by 11:00am on the day of your departure.
RESERVATIONS :Please note our cancellation policy before committing to your stay.In order for us to confirm a reservation, your valid debit or credit card details are required to secure your booking, either through our online booking system on our website or over the telephone. Payment will only taken from this card if the booking is cancelled within 10 days of the arrival date, you do not show up and fail to contact us within the specified time limit or you use the card to pay for your stay on your departure.We reserve the right to pre-authorise the card before your arrival, but no payment would be taken at that point.
OUR CANCELLATION POLICY :As we are a small business, cancellations can have a big impact on us, especially if we have turned away potential guests in favour of someone who has already booked and who then cancels at the last minute.We do, however appreciate that unforeseen circumstances can crop up and we try to be as sympathetic and helpful as possible in such cases.In the event of a cancellation up to 10 days before your scheduled date of arrival/booking, no payment will be due. In the event that you cancel your reservation within 10 days of your expected arrival date, you will be liable to pay the full amount of the booking if we are not able to re-let the room/s for that period within those 9 days. The amount will then be charged to you on the supplied card.Guests who fail to arrive, without notification,will be charged the full amount of the reservation.We take all bookings in good faith, as we are unable to judge reasons for change, cancellation or non-arrival, guests are reminded that no exceptions to the above conditions will be made and that any booking made with Bracken House for either accommodation, goods, services that are pre-booked, either written or verbal forms a legally binding contract. For this reason, we advise that you take out the necessary insurance product to cover against unexpected costs such as cancellation fee's. In addition we may take legal action, through the Courts to recover any outstanding debts.
CHANGE OF ROOM:If a booking is taken out for a specific room and the room reserved is required to meet a specific guests needs or rendered unusable due to circumstances beyond our control, we reserve the right to transfer the booking to an alternative room of similar or better quality.
PARKING:We have free parking for all of our guests on our property which is at the front of the house.We ask all guests to please park in a courteous manner to allow all guests access to a parking space. Please note, all guests park their cars at their own risk.
PAYMENTS:Guests can pay on departure on their stay by means of cash, debit or credit cards. We prefer guests to pay by cash or by debit card as, we cannot add on the processing costs for business credit cards anymore even though we are still charged them!BACS payments can also be accepted subject to confirmation of funds being in our account prior to your departure.
DAMAGES AND BREAKAGES:Please take care of our home. You are responsible and liable for any breakages or damages which you cause to the accommodation or it's contents. Please report these as soon as they occur especially if you accidentally spill something, it is much easier to clean if we know what it is and we can act quickly. We do not normally charge for minor breakages but we reserve the right to charge for repair or replacement if the damage is significant.
RIGHT OF ADMISSION. We reserve the right to refuse admission to our property and to require persons to leave if we consider there is a breach of contract or deem that there is damage to the property, cause of nuisance, or conduct of an offensive manner which would include illegal downloads from the internet if we are advised by our ISP.
